The 10 successfully CLOSED home sales in Charlotte NC’s Barclay Downs neighborhood over the past six months…

– had an Average Sales Price of $346,050 (range was $176,000 to $597,000)

– spent an Average of 279 Days on the Market (range was 50 days to 557 days)

– sold for an Average of 84.1% of the Original List Price, average of 94% of the Final List Price

Seller Paid Closing Cost Contributions of $525 to $8,000 were included in 4 of the 10 recent Barclay Downs neighborhood home sales

The $300s have had the highest amount of recently Sold activity

Available Barclay Downs Homes for Sale are priced from $275,000 to the Upper $500s – the highest amount (options for home buyers) are at the $400s

The neighborhood real estate inventory was DOWN slightly and remains just ABOVE balanced conditions as of April 2012 with a 7.2 month supply of homes for sale.

After increasing for several months, the Barclay Downs neighborhood dropped off as of Mid-Spring 2012 but remains slightly into Buyer favored territory.
