The 14 successfully closed home sales in Charlotte NC’s Barclay Downs neighborhood over the past six months…

– had an Average Sales Price of $468,278 (range was $220,000 to $1.25 million)

– spent an Average of 156 Days on the Market (range was 27 days to 371 days)

– sold for an Average of 85.6% of the Original List Price, average of 94% of the Final List Price

Seller Paid Closing Cost Contributions of $850 to $5,500 were included in 7 of the 14 recent Barclay Downs neighborhood home sales

The $300s have had the highest amount of recently Sold activity

Available Barclay Downs Homes for Sale are priced from $200k to the Upper $500s – the highest amount (options for home buyers) are at the $300s

 

The neighborhood real estate inventory was back DOWN below balanced conditions as of December 2011 with a 4.3 month supply of homes for sale.

For the majority of the past few months the Barclay Downs neighborhood has had a supply of homes for sale either close to or just under normal conditions with neither buyers nor sellers significantly favored.

The currently available homes for sale have 3 to 6 bedrooms, 1.5 to 3.0 baths, around 1500 to over 3,500 square feet of living space and home styles include ranch and split level homes (some have basements).
