– had an Average Sales Price of $226,200 (range was $210,000 to $241,000)

– spent an Average of 109 Days on the Market (range was 44 days to 162 days)

– sold for an Average of 94.5% of the Original List Price, average of 96% of the Final List Price

Seller Paid Closing Cost Contributions of $2,000 to $3,916 were included in 2 of the 5 recently closed Providence Commons home sales

The Low $200s have had ALL of the recently Sold activity and that’s also where most of the Available homes for sale are priced.

The level of real estate inventory was Up slightly as of October 2011 at a 6 month supply of homes for sale – right at Balanced market conditions.

Compared to this time last year, the current supply of homes for sale in the neighborhood is LOWER and it’s been pretty consistent for the past few months between 5 and 6 months of inventory 

The available options for home Buyers to consider in Providence Commons are currently priced from just Under $200k to the Low $200s, all are 1.5 and 2 story homes with 3 to 4 bedrooms and 2.5 baths, 2 car garages and living space ranging from around 1800 square feet to more than 2200 square feet.
