I love for sale by owner flyers, and if I’m checking on neighborhood inventory in Charlotte NC or have a buyer considering a neighborhood yes I will stop to pick one up. That is, if the flyer box has any flyers in it but that’s a whole other post!
Stopped and picked one up recently and at first glance it looked like it was priced right in line with other homes in the neighborhood.
Until I looked through the details, plainly listed on the flyer. This home “would” be well priced except for one minor detail.
It’s missing a bedroom. I’m really sorry Mr/Ms For Sale By Owner but NO buyer is going to pay even close to what you want for that house, I don’t care how much you spent on new flooring and paint.
You’re missing a bedroom that ALL of the competing listings have. And we’re not talking a difference of 5 bedrooms compared to 6. We’re talking 2 bedrooms compared to 3. That one difference knocks out a whole slew of potential buyers, and has an impact on your home’s value.
So it really made me wonder….do you even have a clue as to what your competition is and what the other available homes for sale in your Charlotte NC area neighborhood have to offer?
Competition (other homes for sale) isn’t just “a” factor, it’s a REALLY important factor when trying to
sell your home.
It’s what buyers will be comparing your home to – and if you don’t know what you’re up against how can you hope to successfully compete????
And don’t get me wrong I could certainly ask the same about some homes listed with an agent, but some free advice for potential Charlotte NC home sellers – make sure your listing agent knows and helps you evaluate the competition you’ll be up against!!!!
