In doing previews of homes for sale in Charlotte NC as a buyer’s agent I happen to see a lot of houses and not all of them are exactly ready for the market performance. Some are really well presented and others, well they look like they’re still in rehearsal and it’s not a pretty sight.
When a Charlotte NC home is listed for sale it’s not a dress rehearsal and there won’t be a second take on its performance. This is IT, and if your house isn’t prepared the reviews are going to reflect that!!!
Listing your home for sale in a state of chaos with obvious items either undone or in the process of being done it screams….I’m not really ready. And don’t you dare leave little notes saying “excuse our mess while we finish some projects” – there’s no excuse for not having those projects done beforehand and what exactly are buyers supposed to look at? Your mess is all you’ve left them to see!
Having your Charlotte NC home on the market IS the performance, there is no dress rehearsal and if the last minute touch ups, painting, front door replacement, the presentation of your home isn’t done then sorry but your home doesn’t belong on the market. It’s not ready and neither are you.
Now I’m not talking about distressed sale situations, those are a different set of circumstances. I’m talking about regular homeowner sellers having a house on the market in Charlotte NC that’s simply not ready.
If you’re planning on doing some repainting, touchups or repairs/replacement jobs those need to be completed before your house is on the market. Until that house is ready to put its absolute best face forward and greet buyers as the star of the performance it does not belong on the market.
The message an unfinished product (your home) sends to buyers – I’m a project, not a move in ready home. No matter how many notes you leave all buyers will see is the condition it’s in today not what it (might, perhaps, if they’re lucky) look like when you’re done.
Buyers are searching for a place to call home not a behind the scenes view of some DIY episode.
Charlotte NC home sellers, there’s a reason many agents (myself included) spend so much time and energy with seller clients before the house is listed!!!!
That prep work during the pre-listing phase is vital to making sure your house is ready for it’s performance on the Charlotte NC real estate market. There is no dress rehearsal and we have to be ready to greet the audience right from the very start of the show!
