There were 739 successfully closed home sales in Charlotte NC’s Southeast region (MLS Area 4) during 2010. That’s the lowest amount of area home sales in the past 9 years.
From 2002 through 2007 there were consistently between 1300 and 1700 area home sales. That changed in 2008 when the amount of Southeast Charlotte area home sales fell to below 900 per year which is where the activity has remained through 2010.
The 2010 home sales activity level indicates the (qualified) home buyer pool remains much smaller than in years past and conditions are most challenging for home sellers – price, condition, standing out from the competition are critical elements to being one of 2011 successful sales.
To put it in perspective, as of today there are more than 600 AVAILABLE homes for sale in Southeast Charlotte – that’s not far below the total amount sold for all of last year.
The average sales price for the Southeast Charlotte NC homes sold in 2010 was $324,980. That was an increase from a year ago and is just above 2006 levels.
