Monthly Real Estate Sales Activity in Southeast Charlotte NC February 2010

    The new real estate listing activity in the Southeast Charlotte NC region continued to increase in February 2010 while under contract and sold activity held steady.

   Compared to a year earlier, the pace of sold real estate activity in Southeast Charlotte NC was unchanged (2010’s February sold listings were equivalent to 2009 at 34 sold listings).

    The average sales price for homes sold in February 2010 was $335,121, a slight decline from the past couple of months.

   Since February of 2009, the overall average real estate sales price for single family homes in Southeast Charlotte NC has been $316,527.

   The average days on market for sold single family real estate in Southeast Charlotte NC has been gradually declining in recent months but remains elevated with most recent monthly real estate sales  averaging 100 or more days on the market.

   There’s been an overall downward trend on the sales price compared to the Final List Price % for homes sold in the Southeast Charlotte NC region, and although February 2010’s average was up slightly from a month earlier it was still below the 13 month average of 94.3%.

    **Days on market and sales price/list price ratios ALWAYS require further in depth analysis for anything other than general region wide trends since those statistics only reflect the most recent listing and the final list price (not any price reductions).

  Southeast Charlotte NC includes neighborhoods such as Elizabeth, Lansdowne, Stonehaven, Beverly Crest, Providence Plantation, Cotswold, Chantilly, Eastover, Providence Commons, Bishops Ridge and many more.  In addition to Charlotte, the town of Matthews is also included in this region of Mecklenburg County NC.
