The pace of successfully sold single family homes in the SSW Charlotte NC region remained higher than a year earlier for the month of November 2009.
The amount of new single family real estate listings dropped off significantly (typical for the time of year) in November 2009.
Since June of 2009, the under contract and sold real estate activity for the SSW Charlotte NC region has been on a gradual decline. Even with that decline, the amount of successfully sold real estate listings for November 2009 managed to exceed the real estate sales activity levels from November 2008 through May of 2009.
The average single family real estate sales price for the SSW Charlotte NC region has remained quite consistent over the past few months, hovering just below the $240,000 mark.
Over the past year, the average days on market for successfully sold SSW Charlotte NC real estate listings has been primarily between 80 – 90 days, and November 2009 was no exception.

As for how sales prices compared to (final) list prices, closed real estate listings in SSW Charlotte NC for November 2009 were also consistent with recent trends and sold for an average of 94.8% of the FINAL list price.
* That peak in January 2009 was an anomaly due to an outlier which was an auction real estate listing that sold for significantly more than the starting bid.
