The new single family real estate listing activity in Southeast Charlotte NC declined in November 2009 to a level similar to the same month a year earlier.
Under contract activity remained fairly consistent with previous months and successfully sold single family real estate listing activity increased in November 2009 for the Southeast Charlotte NC region. Since March of 2009, under contract and sold real estate activity has remained consistently above the pace of Fall 2008 and that trend continued in November of 2009.
Since November of 2008, the successfully sold single family real estate sales in the Southeast Charlotte NC region have had an average sales price of $319,526.
The average sales price for Southeast Charlotte NC real estate listings that sold in November 2009 was $314,573, lower than the same month a year earlier but actually quite close to the 13 month overall average sales price for the region.
The average days on market for sold real estate listings in November 2009 edged up over 121 days, and was higher than the overall average of 108 days on the market for successfully sold Southeast Charlotte NC real estate listings over the past 13 months.
The ratio of sales price to the final list price for sold Southeast Charlotte NC real estate listings in November 2009 was just over 94%.
Since November of 2008, the overall average for sales price compared to (final) list price has been 94.6% for single family homes in Southeast Charlotte NC.
