How To Estimate Property Taxes for Real Estate in Charlotte NC

  To estimate the annual property taxes for real estate in Charlotte NC:

1. Start with the tax value (not market value, the tax value from county records). 

2. Divide the tax value by 100 – real estate taxes in Charlotte NC are per $100 of value.

3. Multiply by the most recent tax rate – for 2008 in the City of Charlotte NC 1.2973

4. Add Solid waste fee – for 2008 in the City of Charlotte – $60.

So, using an example of real estate in Charlotte NC with a tax value of $100,000 and located within the Charlotte city limits:

$100,000/100=1,000

1,000×1.2973=$1,297.30

$1,297.30+$60=$1,357.30

  For a Charlotte NC home (located within the city limits) with a tax value of $100,000, annual real estate taxes for would be about $1,357.

  Keep in mind, these calculations will differ slightly for property not within Charlotte city limits as well as property located in Huntersville, Mint Hill, Matthews and Pineville which are separate towns within Mecklenburg County NC.

  When buying real estate in Charlotte NC estimating the annual real estate taxes is an important consideration, and many times can affect your monthly mortgage payment amount. Annual real estate taxes shouldn’t be ignored when evaluating real estate in Charlotte NC.
